Ideally, all roofs should be inspected 2 times per year, in the Spring after the winter snow, ice, and freeze/thaw cycles and in the Fall after the severe summer heat, thunderstorms, lightning, and hail events. The roof should also be inspected after any severe weather event. Far too often, the cause of roof failure is the absence of proper maintenance and inspections. As a bare minimum, a roof should receive an annual roof inspection. Periodic inspections and routine maintenance can increase the life of any roofing system by up to 50%.
A roof can leak for days, weeks, or even months before it is noticed inside the building; causing severe damage. Without regular roof inspections and routine maintenance, your roof’s warranty is void from the manufacturer. Tree limbs, leaves, and debris (Styrofoam cups, plastic bags, bottles, etc.) can accumulate around the drains and create ponding water on your roof. This ponding water will cause unwanted roof leaks and rapidly deteriorate your roofing membrane. Roofs are designed to shed water with normal weather events but are not designed for ponding water.
